Expatriate Rental Guide

Welcome to Singapore! Now that you have decided to settle down in Singapore, finding a suitable place to stay is a crucial step of your relocation. It is recommended that you engage the help of a professional property/real estate agent so that you can concentrate on other things like your new job. It is advisable that you list out your requirements. How long is your work contract? What is your budget? Where is the ideal location? Will you drive? What are the needs of your family? Do you have a pet? and so on. You may consider the following factors:
 
I. Budget 
Is your company paying the rent or is it coming out of your own pocket? As a guide, your rent should not exceed 35% of your salary. Give yourself a flexible range so that you will have more options. You could rent a public HDB flat for less than SGD2000 a month. For SGD3000 or more, you can get a private condominium unit that comes with facilities like swimming pool, tennis court, gym and etc.  If you have higher budget you can rent an apartment in the town area or a landed home. Areas popular with expatriates are Orchard, River Valley, East Coast, Holland and Bukit Timah.

II. Location
Take into consideration you and your partner's place of work, children's school and etc to narrow down your choices of location.

III. Facilities 
Do you just need a place to rest or you are looking forward to utilising facilities like swimming pool, tennis court, gym and etc during your leisure time?

IV. Amenities 
How important are public transportation like buses and MRT, supermarkets, hospitals, shopping malls, schools and etc? Do you want to be near these amenities or they do not matter?
